The Commune, Vadodara, Gujarat

The Commune is a mixed-use residential and commercial development envisioned on a 57,168 sq. ft. land parcel along the 30 m wide New Alkapuri Road in Vadodara. The site enjoys a prominent 193 ft. long western edge, ensuring strong visibility and accessibility.

Strategically located within a rapidly flourishing precinct often regarded as the emerging “second heart” of the city, the project responds to its context through a thoughtfully integrated program. The development combines vibrant, road-facing commercial spaces with ultra-luxurious residential living, anchored by a podium level that brings together modern amenities.

The vision is to offer elevated urban living that prioritizes comfort, openness, and well-being. Key features include multi-storey car parking, abundant natural light, and naturally cross-ventilated spaces, complemented by spacious balconies that open out to expansive views.

The design organizes three residential towers of varying configurations atop the podium. Each tower is carefully positioned to maximize daylight, ventilation, and privacy for every unit. The podium itself acts as an experiential “amenity in the sky,” creating a contemporary communal realm for residents.

All units are designed in accordance with Vastu principles, ensuring alignment with traditional sensibilities while maintaining modern functionality, comfort, and efficient planning.

The project optimizes the full permissible FSI, comprising one basement level, ground and first-floor retail, two levels of parking above ground, a dedicated podium for amenities, and ten residential floors above.
